Abode 318 is a striking apartment tower featuring distinctive waves through its multiple levels. Located within the prestigious high end of Russell Street, this building stands out from its neighbours. As wave after wave spreads over the facade, architectural features descend to the carpark floors which incorporate staggered diamond tapered boxes and perforated sheet cladding.

Facing construction complexities and challenges, Probuild’s design team sought many concepts for the key elements of the car park facade. SBS proposed an alternative lightweight structural design as other framing proved too expensive and inefficient to install. After evaluating the thorough design process, SBS were awarded the complete facade for the detailed elevations.

Stepped fins, supporting louvres and tapered box modules were shop detailed, final engineering was signed off and production commenced. Pre-fabricated aluminium and cold formed frames were then pre-finished off site with perforated sheet or alucabond cladding, eliminating top hats. The SBS design resulted in significant savings including the elimination of swing stages and scaffolds.

Speed and efficiency were key to this process, greatly benefiting the erection on site. Frames were simply craned into position and fixed off from inside the building using adjustable cleat systems with engineered dowel connectors, resulting in safe reliable installation. Technology was used to its utmost within a tight program as frames were processed, QA checked and delivered within the construction schedule.

As the carpark facade structure moved up over the levels, SBS were consulted to provide yet another solution for the stone clad facade feature with a high level finish for the ground floor. Heavy structural steel was initially engineered for this area, however with budget constraints, this was reviewed and deemed over- designed. With stone cladding weighing 25kg/m2, and the facade 5 metres high, SBS applied Ultra Frame technology, engineering a cold formed superior option to what was originally proposed. There were many benefits to this SBS design including eliminating the packing of stone fixing rails and speeding up the cladding process, resulting in a more profitable design.

Pre-fabricated modules were delivered to reduce the overall costs of traditional stick built framing and the slow tedious assembly on site. Framing design alternatives resulted in an incredible feat of galvanised cold formed engineering replacing structural steel to provide simple installation.

SBS Smart Frame and SBS Ultra Frame technology combined with lightweight galvanised cold formed steel and aluminium provided smarter pre-fabricated solutions for the construction difficulties facing the builder.
